The first step in building your dream home is doing a careful analysis of your current financial situation. Make a list of your needs versus your wants, and put together a budget. Leave room for surprises and additional fees on top of the design and construction of the home, including permit and loan fees, taxes, and insurance.

Finalize The Location

The location of your new home is just as important as the design and floor plan. Before you can start the planning and design stages, you have to finalize a location and make sure the home you plan to build complies with local building regulations and zoning laws.

Plan and Design

The plan and design stage of home building can be the most exciting, but it can also be the most time-consuming. This is where you put all of your ideas down on paper and work with professionals to make them a reality. This could require hours and hours of brainstorming, planning, drawing, and decision-making. Land Prep

To move forward with building your dream home, the land you choose must be prepped for it. This means digging trenches, installing utilities, and clearing the area to get it ready for construction.

Foundation

Things start to feel real once the foundation of the home is poured. Depending on where you live, you may have a crawl space or foundation poured before the rest of the house. A close inspection of the foundation is required before any further building can be done.

Framing

Next to go up is the framing of the home. As the framing goes up, it becomes easier to see the layout and shape of the house. Typically, the framing process includes sill plates, studs, and floor joists.

Plumbing, Electric, and HVAC

Once the floor and frame have been set, it is time to install the home’s major appliances. This includes the plumbing and electrical systems, the HVAC system, and heating and cooling ducts. As the building process comes to a close, a final inspection has to be done to ensure the home is safe, livable, and meets all legal zoning and construction regulations. A local building official will walk through the newly constructed home to check all aspects of the build. If the structure passes inspection, you’ll receive a certificate of occupancy.

Final Walkthrough

The final walkthrough gives you one last chance to walk through the home with your builder and fix anything that you’re not completely happy with it. This could be electrical outlets that don’t work, damaged drywall, or fixtures that aren’t hanging or installed correctly.
