Create A Brief

Taking the time to craft a detailed design brief is one of the most important steps in making your dream home a reality. Your brief will more than likely go through countless revisions and drafts. Expect it to change and mold as you pinpoint the size and scale of the project along with the projected timeline, budget and aesthetic requirements.

This brief should be created with the help of your architect, as it will serve as the starting point for your home as well as the basis from which you will judge the final result. Some things that should be included in your brief include:

  • Costs and Budget
  • Sustainability
  • Site layout
  • Location
  • Light
  • Form and Function
  • Measurements
  • Interior design/layout
  • Privacy and
  • Materials used

Tips For Your Brief

Feel free to make edits and changes necessary at this stage. As Frank Lloyd Wright once said: “You can use an eraser on the drafting table or a sledgehammer on the construction site.”

Any additional information you can provide to your architect or designer will help them get an accurate picture of the dream home you are envisioning. This includes drawings or sketches that depict your vision for the design. You don’t have to be an artist or architect to get your point across. A basic sketch will help your designer see things from your perspective. There are also online tools you can use to build and design your home virtually, and some even allow virtual walkthroughs of your design. Finding images of design elements you like online and sharing them with your design team is another great way to provide details about your plan.

Assemble A Strong Team

Once your brief is completed, you will need to assemble a team of people who can help bring your vision to life. Along with a professional architect, you will need an engineer, a planning consultant and possibly light and landscape designers. You may also wish to speak with a financial professional to ensure you appropriately manage the funds required to complete the project.

At the Anderson Studio, we’re happy to recommend contractors and other consultants to help you put the best team together for your project. Our team has built up a large network of professional relationships over the years and can point you in the right direction to start building your team. Since there will be many people working on your dream home, it is essential to know and trust the people you hire. Knowing who is responsible for certain tasks can reduce miscommunication or misunderstandings and keep everyone on the same page.

Know The Key Design Stages

Once you’ve assembled your dream team, you can get started bringing your dream home to life. There are three key stages when designing a home: Initial stage, Planning stage, Building Regulations. Each stage comes with decisions to make and steps to follow, but if you are aware of what to expect, you can make informed decisions and set realistic goals for your project.

Initial Stage

This initial stage is where you, as the client, will be the most involved with the architect. This is the stage where you will go over the brief, discuss the project timeline, arrange a site review and soil analysis. During this time, you should be involved in reviewing sketches and offering your ideas and suggestions.

Do not feel bad about asking the team to re-do a concept. You need to love every aspect of your dream home. If your not happy about what’s being presented, this is the best time to speak up. Based on this initial information, your architect should create a solid plan and give it to you for review. Once everyone is on the same page, the planning stage begins.

Planning Stage

It is during the planning stages that your dream home design will begin to take form. Your drawings become virtual models and actual blueprints for the build. If you hire a planning consultant, this is where they will come in, helping to ensure your home does not interfere with any local planning policies (such as being located in a conservation area or greenbelt).

During this time, you will also draft an access statement. This statement is a detailed guide that gives vital information regarding design ethos, access, and key policies for the design. This document will be uploaded and visible to neighbors, who are free to comment or send objections.

Building Regulations

At this point, you’re getting closer to breaking ground and watching your home design come to fruition. In this stage, you will focus on details such as socket placement, building materials used, and lighting layouts. This stage is focused on the final details of your home and ensuring that every element complies with local building regulations.

Once these stages are complete, you are ready to build. But this does not mean your design responsibilities are over. Staying in regular communication with your architect and your builder will help you ensure that what is being built is in line with your original brief.
